The Bank of Greece reported provisional year-on-year apartment-price growth of 5.2% in Athens in Q1 2026. Across Greece, its new-apartment category rose 6.0%. In this release, “new” means up to five years old; it does not mean only newly launched developments.
The release uses data collected from credit institutions. It is an index of change, not an asking price per square metre for Marousi, Agia Paraskevi or Alimos. It cannot value a specific apartment or establish a future return.
Our area guides show dated local broker-reported indicators and identify their source. These are contextual figures with different coverage from the official index. Read their notes before comparing them with a new-build quotation.

For a useful comparison, record the quotation date, unit, area definition, price inclusions, completion stage and tax treatment. Horizon’s availability board helps you identify residences; request a current written offer for the final terms.

Divide a clearly defined price by the matching stated area. Keep the definition consistent across the homes you compare. If one quote includes parking or storage and another does not, show those differences rather than hiding them inside a single number.
Historical increases are not a promise of appreciation or rental income. This page does not project yields. Review a home against your own use, holding period and costs. Official release: 9 June 2026. Editorial review: 8 September 2026.
