When a home is still being built, the documents deserve as much attention as the design. Use this checklist to make the proposed specification, payments and delivery terms easier to compare.

Record the project address, unit reference, floor, areas, parking and storage. Ask which version of the plans forms part of the agreement. Keep dated copies of the quotation and documents you receive.
Ask what is included for windows, heating and cooling, insulation, finishes, kitchen and bathrooms. Identify furniture, planting and decorative features shown for illustration. Any choice or substitution procedure should be clear in the documents.
Have your adviser review the reservation terms, payment dates or construction milestones, evidence of progress, cancellation provisions and any protections offered. Do not infer these terms from the website.
Clarify the target handover date, what completion means, how delays are handled and the inspection process. Ask how outstanding items will be recorded and resolved, and what support or warranties are documented.
Request dated site photographs and relevant professional documentation. Distinguish construction progress from an architectural visualisation. Independent technical review can help you assess what the documentation shows.
Price, delivery timing, specification and contractual terms belong in the same comparison. A lower headline price alone does not explain the obligations or uncertainties of an unfinished home.
