Confirm the exact residence and what the written price includes: parking, storage, finishes and any applicable VAT. Keep a separate record of extras. Do not add a cost twice if it is already included.
AADE states a standard transfer tax of 3% of taxable value plus a municipal levy of 3% of that tax. Combined, this is 3.09% of the taxable base when this standard treatment applies. The taxable base is not automatically the number you entered as the purchase price.
Do not assume every new build has the same tax treatment, or that you qualify for an exemption. Obtain transaction-specific confirmation before selecting a tax scenario. Where tax is already included in the price, add only the confirmed additional amount.
Request itemised quotations for notarial work, independent legal and technical advice, and registration. Include applicable VAT and disbursements in the figures you use. Brokerage fees, if any, should follow your actual agreement.
If you borrow, request the lender’s fees and repayment terms. Separately budget for furnishing, utilities, insurance, maintenance and ongoing property obligations. A purchase-cost total is not an annual ownership-cost forecast.
